Cancellations

Booking deposits are non-returnable in the event that the guest cancels for any reason. The remainder of payment due is subject to the following conditions:

20 or more days before arrival: Full refund of the payment.
19 days before arrival or less: No refund.

Arrival

In nearly all cases it is possible for you to check in and out at a time of your choosing. However in the case that different bookings arrive and depart on the same day and their preferred times overlap, the following rules will apply: on arrival, the apartment will be available from 2pm and on departure the client (and all guests) have to leave the apartment before 11am. Please note that any arrivals and departures at the apartment outside the hours of 9am and 9pm will attract an extra charge of 20 euros.

Waiting time

Guests arriving or leaving later than their requested times will be charged waiting time at 20 euros per hour or partial hour after the first half hour. When you book, please let us know your flight number as our representative can usually check for late flights to eliminate or minimise any such charges.

Cleaning

The apartment shall be cleaned prior to the arrival of each client. When leaving, the client is obliged to leave the apartment in a reasonable condition. A charge of 50 euros is made for cleaning the apartment and will be added to your invoice.

Number and identity of the guests

The client will inform us of the number of guests included within the booking. Unless otherwise agreed by us, only the number of persons indicated by the client when booking shall be authorised to use the apartment. The number of persons who may use the apartment may not exceed the number of persons allocated for this apartment. Pets are absolutely not allowed as a rule of the building. In the event of any infringement of the aforementioned obligations, we will be entitled to request the client to leave the apartment, and the client shall have no right to claim any type of compensation.

Behaviour

The client will be liable for the correct and decent behaviour of all the persons accompanying him/her. Should that person, or any of the persons accompanying him/her not behave in a suitable and responsible way,we shall be entitled to request the client and the persons accompanying him/her to leave the apartment without the right for the latter to claim any type of compensation.

Liabilities

the owner of the apartment shall not be liable for any direct or indirect damages that may arise as a consequence of the use by the client of the apartment, including without limitation, damages, insurance, losses because of fires, robbery or criminal behaviour.

In case of any infringement of the aforementioned obligations, we at our sole discretion will be entitled to request the client to leave the apartment, and the client shall have no right to claim any type of compensation.

OUR HOUSE RULES - PLEASE READ CAREFULLY!

As a client, you are expected to respect the house rules that pertain to the apartment and the community it belongs to. The apartment may not be used as a party space but that of an accommodation for sleeping, eating, relaxing, etc. Please look at the house rules thoroughly in order to avoid any problems. Our main objective is for the client to have a good experience in Barcelona.

  1. Please don't smoke in the apartment. Smoke on the balcony or outside and please do not throw cigarette butts down into the street.
  2. Please respect our neighbours - normal working people who need to get up early and go to work every day so please respect the noise levels in the stairwells as well as in the apartments. Parties are not allowed.

    Quiet hours:

    Monday - Friday 22.00 to 9.00
    Saturday - Sunday 24.00 to 10.00

  3. Please turn off the lights if you leave the apartment; we try to keep prices low and would like to conserve energy.
  4. Tourist tip: please lock the doors securely behind you when you go out and also when you come in and only take what you need with you for the day as there are professional pick pockets in most tourist areas. It is a good idea to photocopy your passport and carry this with you in your purse, leaving your passport at the flat.
  5. Please do not leave the garbage in the apartment when you check out. You can leave it in the street bins every night between 20.00 - 22.00, and it will be collected by sanitation personnel.

Please read the following steps in order to familiarize yourself with the arrival and departure process.

  1. Together with the confirmation of your reservation, we will send you an email containing all the information you need for your arrival:
    • Location and address of apartment
    • Telephone number of owner or agent to ring in emergencies.
  2. When you arrive in Barcelona we would ask you to call us at the telephone number provided in the email to confirm your arrival time at the apartment.
  3. When you arrive at the apartment the owner/agent of the apartment will provide you with the following:
    • Keys for entry to the apartment
    • Walk through the apartment
    • Instruct you how to use equipment in the apartment
    • Explain any items like rubbish removal specific to that neighbourhood, local grocery store location, directions to metro station or other information regarding the area in general.
  4. During your stay at the apartment in Barcelona we ask you to contact us IMMEDIATELY if you find anything missing or in bad condition or if you accidentally break anything so that we can fix or settle whatever it is. We want you to enjoy your stay and not be inconvenienced by something which can be fixed or replaced.
  5. On departure a member of our staff will be at the apartment at the agreed time to.
    • Collect the apartment keys
    • Check the apartment and refund the security deposit as applicable
